London Ontario Real Estate Market Update — Q3 2026

London's housing market cooled through the third quarter of 2026. From July to September, 1,370 single-family detached homes sold, about 16% fewer than in Q2, and the average sale price slipped from roughly $689,000 to roughly $649,000. September brought a pickup in sales. Here is the quarter in LSTAR numbers.

Figures are for single-family detached homes in the London and St. Thomas area, from the July, August and September 2026 LSTAR Market Activity Reports. Quarterly totals and sales-weighted averages are my calculations from the monthly LSTAR figures.

How Did London Home Prices Change in Q3 2026?

The average single-family sale price was lower in every month of Q3 than in the same month of 2025: down 6.3% in July, 8.1% in August and 0.3% in September. The quarter's sales-weighted average of about $648,900 compares with about $689,000 in Q2, a drop of roughly 6%.

September's figure of $654,008 was nearly level with last September, the smallest year-over-year gap since May. One month does not make a trend, and I would watch October and November before reading too much into it.

How Many Homes Sold in London in Q3 2026?

1,370 single-family detached homes sold in Q3, compared with 1,637 in Q2. Monthly sales fell from 526 in July to 402 in August, then recovered to 442 in September, up 0.9% from September 2025. August was the weak spot, down 16.8% year over year. See each month in the July, August and September reports.

How Long Did Homes Take to Sell in Q3 2026?

Median days on market rose from 21 to 22 days in Q2 to 27 to 32 days in Q3, and September's 32 days was the longest of the April to September months. Sale-to-list ratios eased over the quarter from 97.1% in July to 96.9% in September, so buyers had modest room to negotiate throughout.

Is London a Buyer's Market After Q3 2026?

London single-family detached ended the quarter in balanced territory, leaning toward buyers. Months of inventory rose from 4.4 at the end of June to 6.0 in August, then settled at 5.5 in September. Active listings held near 2,400 to 2,450 all quarter while sales slowed, which is what lifted inventory.

My take: Q3 was a slower, more negotiable market than the spring, but not a collapse. Prices are below last year, homes take about a month to sell, and balanced inventory means pricing and preparation decide outcomes. September's stabilization is encouraging, but I would treat it as one data point.

What Does Q3 2026 Mean for Buyers and Sellers?

Buyers have more time and more negotiating room than they did in the spring, particularly on homes that have been listed for several weeks. Sellers should price to the most recent comparable sales rather than to last year's results, and expect about a month on the market.
