Finding a good Realtor

What makes a good Realtor in London, Ontario

Most people compare two or three real estate agents before they hire one. These are the standards I hold myself to, and the ones you should expect from any agent you hire.

  • Honest pricing

Prices and offers are based on what has actually sold near you, not on what you want to hear.

  • Local expertise

London streets, schools and neighbourhoods I know firsthand, plus current LSTAR market data.

  • Nothing missed

Conditions, deadlines, lawyer, lender and inspector: I track every detail through closing.

  • One Realtor, start to finish

You deal with me directly, not a team. Straight answers, in writing when it matters.

Comparing real estate agents

Interviewing Realtors? Here is what I bring

Say you plan to sell this spring and you have booked three agents to come through your home. This is what you get from me at that first meeting, so you can compare like with like.

  • Your price, with the evidence

The recent sales I would compare your home to, and why each one is higher or lower than yours.

  • A prep list in order

What to fix, what to leave, and what buyers in your area are likely to notice first.

  • A written marketing plan

Photos, listing copy, showings and how I will handle offers, including if more than one arrives.

  • Every cost in writing

Commission, HST and closing costs explained before you sign, so you can estimate what you will net.

  • How I will keep you posted

When you will hear from me, what I will report after showings, and how to reach me directly.

How to choose a Realtor

Questions to ask a Realtor before you hire them

Ask every real estate agent you interview the same questions, including me. Their answers show you who the best Realtor is for your move.

  • Are you registered with RECO?

Every real estate agent in Ontario must be registered with the Real Estate Council of Ontario. Check any agent on RECO's public register before you sign.

  • Which brokerage are you with?

Your agreement is with the brokerage, not just the agent. I am with Royal LePage Triland Realty, Brokerage, 240 Waterloo St, London.

  • How will you price my home?

A good listing agent shows you the recent sales behind the number. A price without evidence is a guess.

  • What is your marketing plan?

Ask for it in writing: photos, MLS® listing, showings, open houses and how multiple offers will be handled.

  • What are your Realtor fees?

Commission is negotiable in Ontario. Ask for the total, how it is shared with the buyer's agent and what is included, in writing.

  • Will I deal with you or a team?

Some agents hand clients to a team. With me, you deal with me from the first call to closing day.

  • How will you keep me updated?

Agree on how often you will hear from your agent, after showings and offers, and how fast they reply.

  • Can I see your reviews and recent sales?

The best real estate agents have Google reviews from real clients and recent sales in neighbourhoods like yours.

Realtor FAQ

Choosing the best Realtor in London, Ontario

Straight answers to what people ask before they hire a real estate agent. Have another question? Call me at (519) 871-4536.

How do I find the best Realtor in London, Ontario?
Interview two or three local agents, check that each one is registered with RECO, read their Google reviews and ask to see their recent sales in your neighbourhood. The best Realtor for you is the one who can show you evidence, not just promises. When you interview me, I bring the recent sales I would use to price your home, a written plan and every cost in writing. I have 5.0 Google reviews, 100+ real estate transactions and over $75 million in sales, and I have lived and worked in London for over 10 years.
Who are the top real estate agents in London, Ontario?
There is no official ranking of real estate agents in London, so judge them on what you can verify: Google reviews from real clients, recent sales in your area, their brokerage and how they communicate. Sales volume alone does not tell you how an agent will treat your file. My clients mention honest pricing, patience and communication in their reviews, and you deal with me directly, not a team.
What questions should I ask a Realtor before hiring them?
Ask if they are registered with RECO, which brokerage they work with, how they will price or value your home, what their marketing plan is, what their fees are and what is included, who you will deal with day to day, and how often they will update you. I answer every one of these in writing at our first meeting, so you can compare agents fairly.
How much are Realtor fees in Ontario?
Realtor commission in Ontario is negotiable; there is no standard rate. The listing agreement sets the total commission and how it is shared with the buyer's agent, and 13% HST is added on top. Before you sign anything, I show you the commission, HST and your other closing costs so you know what you will net. You can also estimate it yourself with my net proceeds calculator.
Who pays the Realtor fees when you buy a house in Ontario?
In most Ontario resales, the seller pays the commission set in the listing agreement, and part of it goes to the buyer's brokerage. Buyers sign a buyer representation agreement that states how their agent is paid, including what happens if the seller offers less. When I work with buyers, I explain this agreement line by line before you sign it.
What does a Realtor do for a buyer?
A buyer's agent finds homes that fit your budget and needs, books viewings, prices homes using recent comparable sales, writes and negotiates your offer, and guides you through conditions like financing and inspection until closing. For my buyers, that also means new MLS® listings sent as soon as they match and an honest read on condition and value at every viewing.
What does a Realtor do for a seller?
A listing agent prices your home from recent sales, prepares it for photos and showings, markets it on MLS®, handles showings and offers, negotiates the best terms and manages conditions through closing. My focus for sellers is honest pricing from the start, backed by recent sales, so your home reaches the right buyers when it is newest on the market.
Do I need a Realtor to buy or sell a house in Ontario?
No, it is not required by law. A Realtor gives you MLS® exposure and market data, pricing based on recent sales, negotiation, and one person coordinating the lawyer, lender, inspector and deadlines. If you are unsure, I am happy to walk you through what I would do for your situation before you decide.
What is the difference between a Realtor and a real estate agent?
In Ontario, anyone who trades in real estate for others must be registered with RECO. A Realtor is a registered real estate professional who is also a member of the Canadian Real Estate Association (CREA). I am a Realtor with Royal LePage Triland Realty, Brokerage, in London.
Can you help me buy and sell at the same time?
Yes. I plan the timing of both so your sale and purchase line up. We look at options such as an offer conditional on the sale of your home, bridge financing with your lender, or selling first. The right order depends on the market and your finances, and we decide it together before you make either move.
What areas of London, Ontario do you serve?
All of London and nearby communities, including Byron, Hyde Park, Lambeth, Masonville, Oakridge, Old North, Sunningdale, Wortley Village, Kilworth and Komoka, as well as St. Thomas and the surrounding area.
