Where does this market data come from?
Every report is based on the monthly Market Activity Report published by the London and St. Thomas Association of REALTORS® (LSTAR), compiled by CREA using the PropTx MLS® System. It's the same data set real estate professionals use to set pricing strategy — collected on the first day of each month and released publicly shortly after.
What does "months of inventory" mean?
Months of inventory tells you how long it would take to sell every active listing at the current pace of sales, with no new homes added to the market. Under 4 months is a seller's market. 4–6 months is balanced. Over 6 months is a buyer's market. Every monthly report shows where London sits on this scale and what it means in practice.
How is a market report different from a home evaluation?
A market report shows how the London real estate market is performing overall — broad averages, sales volume, inventory, and trends. A home evaluation looks specifically at your property and what comparable homes on your street have actually sold for recently. Market reports give you context. An evaluation gives you a number. If you're thinking about selling, Eric's free evaluation covers both.
Does this data cover all of London Ontario?
The LSTAR report covers the London and St. Thomas Association of REALTORS® jurisdiction — London proper, St. Thomas, Middlesex County, Elgin County, and surrounding municipalities. Eric's analysis highlights London-specific figures separately from the broader region where the data allows, since conditions can differ meaningfully across these areas.

How often are the reports published?
LSTAR publishes the underlying market data in the first week of each month, covering the previous calendar month. Eric publishes his analysis on this site within a few days of that release. So February's data is available in early March, March's in early April, and so on. Each report is a complete snapshot of that month — not a rolling average.
What property types are covered in each report?
Every report covers the full London residential market — single-family homes (both one-storey and two-storey), townhouses and row houses, and apartments and condos. Each property type gets its own breakdown because conditions can vary significantly between them. Apartments, for example, often show very different inventory levels than single-family homes in the same month.
