442 single-family detached homes sold across London and St. Thomas in September, up 0.9% from September 2025. The average price was down 0.3% from last year, inventory eased to 5.5 months, and homes took a median of 32 days to sell. Here is what the numbers mean.
What September's numbers actually mean
September steadied compared with August. Sales recovered to 442 from 402, up 0.9% from last year, and the average price of $654,008 was essentially level with September 2025 (down 0.3%). Months of inventory eased to 5.5 from 6.0. Speed and price relative to list moved the other way: the median days on market rose to 32, four days slower than last September, and the average sale-to-list ratio slipped to 96.9%, the lowest of the six months in this series.

Homes took longer to sell and closed about 3.1% below list on average. Sellers who started with an accurate price got offers; those who started high gave up time and often price. September is a good month to correct a listing that is not working.

At 96.9% of list price on average and 32 median days, September offered the most negotiating room of the period. Buyers with a clear budget and pre-approval can use the extra time, as long as they stay realistic on well-priced homes.
