526 single-family detached homes sold across London and St. Thomas in July, down 6.2% from July 2025. The typical home took 29 days to sell, up from 22 in June, and homes sold for 97.1% of list price on average. Here is what that means if you are buying or selling.

What July's numbers actually mean

July showed a clear cooling in speed and price. The median days on market rose to 29 from 22 in June, the average sale-to-list ratio fell to 97.1% from 98.1%, and the average price was down 6.3% from July 2025. New listings dropped to 1,151 from 1,358 in June, which is why sales-to-new-listings rose to 45.7% even though sales fell.
