London home sales picked up in September 2026: 442 single-family detached homes sold, 0.9% more than September 2025 and about 10% more than August. What Did Single-Family Homes Sell For in London in September 2026?

The average single-family detached sale price in September 2026 was $654,008, down 0.3% from a year earlier, while the median was $598,700. After a run of year-over-year declines of 6% to 8% through the summer, September is the smallest year-over-year gap since May.

The average sits well above the median because higher-priced homes pull the average up. I look at both, and at the same month a year earlier, rather than comparing against the spring.

How Long Are Homes Taking to Sell in London?

The median home spent 32 days on the market in September 2026, up from 28 days a year earlier and 27 days in August. Homes are taking longer to sell than they were last fall, which is consistent with buyers taking their time and negotiating.

Homes sold for 96.9% of list price on average, so the typical sale closed about 3% under asking. Pricing close to what comparable homes have actually sold for matters more than the list price you start with. You can see the full month-by-month detail in the September 2026 market report.

Is London a Buyer's or Seller's Market Right Now?

At 5.5 months of inventory, London single-family detached sits in balanced territory, though it leans toward buyers. The usual guide is under 4 months for a seller's market, 4 to 6 months balanced and over 6 months a buyer's market. August was 6.0; September edged back into balanced as sales picked up.

New listings rose to 1,221 in September from 1,067 in August, so sellers are still coming to market. Active listings were flat at 2,421.

My take: September looks like a market finding its footing rather than turning a corner. Prices held, sales recovered, but homes are still taking about a month to sell and buyers still have room to negotiate. Neither side has a clear upper hand.

What Does This Mean for Buyers and Sellers?

For buyers, balanced conditions mean you can take time, compare options and negotiate on price and terms, but well-priced homes in good condition still sell. For sellers, pricing to recent comparable sales from the start matters, because overpriced homes sit and then sell for less after price reductions.
