What Did Single-Family Homes Sell For in London in October 2026?

The average single-family detached sale price in October 2026 was $645,639, down 0.5% from October 2025, and the median was $592,300, down 1.6%. Both slipped slightly from September, when the average was $654,008 and the median $598,700.

The average sits above the median because higher-priced homes pull it up, and it moves with the mix of homes that happen to sell in a given month. I treat the median as the steadier reference. For the month-by-month detail, see my October 2026 London market report.

How Fast Are Homes Selling in London Right Now?

The median single-family detached home took 28 days to sell in October 2026, four days faster than September but three days slower than October 2025. Homes sold for an average of 96.7% of list price, the lowest ratio in the April to October series and below the 97.5% of a year ago.

In plain terms, homes are moving a little quicker than they were a month ago, but the typical sale closed about 3.3% below asking. Buyers still have room to negotiate, and the gap between list price and sale price is where most of that negotiation shows up.

Is London a Buyer's or Seller's Market Right Now?

At 5.2 months of inventory, London single-family detached sits in balanced territory, leaning toward buyers. The usual guide is under 4 months for a seller's market, 4 to 6 months balanced and over 6 months a buyer's market. Inventory was 5.5 months in September and 4.8 months in October 2025.

New listings fell to 1,053 from 1,221 in September, and active listings dropped to 2,318 from 2,421. With 42.7 sales for every 100 new listings, up from 36.2 in September, demand and supply moved a little closer together.

My take: October looks steadier than September rather than stronger. Prices are close to last year, homes are selling a bit faster and fewer new listings came on, but sales are still below last year and buyers are still negotiating off asking. Neither side has a clear upper hand.

What Does This Mean for Buyers and Sellers?

For buyers, balanced conditions mean you can take time, compare options and negotiate on price and terms, but well-priced homes in good condition still sell, and they sold faster in October than in September. Getting pre-approved before you start looking keeps you ready when the right home comes up. You can search London homes for sale to see what is on the market today.

For sellers, pricing to recent sales from day one matters more than ever. With homes closing below list on average, a listing that starts too high tends to sit and then sell for less. If you are thinking about selling, start with an honest home evaluation based on what has actually sold near you.
